Linguistic modalities are concerned with possibility and neccesity.

The disinction between linguistic modalities realis versus irrealis corresponds to factual versus counterfactual conditions.

Realis (factual condition): If you leave now, you will catch the last train.

Irrealis (hypothetical/counterfactual condition): If you left now, you would catch the last train. (so-called subjunctive mood, implying you are actually not leaving now)
